What We Do
AION Partners was founded by Michael Betancourt and Siraj Dadabhoy who collectively have over 50 years of experience investing in real estate and have been investing together since 2001. AION Partners acts as Operating Partner on core-plus, value-add, and opportunistic real estate investments across the U.S. Since inception, AION has acquired and operated a $3.9 billion portfolio of multifamily assets comprised of 29,000 apartment units. AION’s current portfolio consists of over 20,000 apartments across 62 communities, located primarily in the greater Mid-Atlantic and Mid-West region of the U.S.
The Team identifies and capitalizes acquisitions by tapping an exclusive, established network of high net worth individuals and institutional partners for equity. On a historical basis, all deals were capitalized on a deal-by-deal basis.
To create a diversified platform for AION’s investors and build off its 12-year track record of investing in multi-family properties, AION has successfully closed two discretionary vehicles since 2019. The two funds, AION Value Add I LP and AION Value Add II LP, are comprised of over $327MM of committed capital. AION has invested in workforce housing assets across the United States, including the Sun Belt, and has chosen to focus on the Mid-Atlantic and Mid-West regions, given the favorable market characteristics. To date, AION has invested over $1.3B on behalf of its investors.
Our primary focus is to deliver superior, risk-adjusted returns to an exclusive investor group. We do so by surveying the macro-level real estate market, identifying undervalued and undercapitalized sectors with strong growth dynamics, and aggressively pursuing market- specific acquisitions.
We then get to work creating value while preserving yield; efficiently executing on our business plans by utilizing active management techniques and favorable access to the capital markets.
